Terms & Conditions

These Terms & Conditions apply to services provided by Brilliant Beacon Services, including cleaning, painting and decorating, maintenance, repairs and other home-improvement services.

By requesting or booking our services, you agree to these Terms & Conditions.

1. About Us

Brilliant Beacon Services provides property maintenance and home-improvement services, including:

  • Cleaning services
  • Painting and decorating
  • General property maintenance
  • Home repairs and fixing
  • Minor improvement and maintenance work
  • Other related services agreed with the customer

These Terms & Conditions form part of the agreement between Brilliant Beacon Services and the customer.

Where a specific quotation, estimate or written agreement contains terms that are different from these Terms & Conditions, the specific written agreement will apply to the extent of the difference.

2. Quotations, Estimates and Services

2.1 Quotations

Where appropriate, we will provide the customer with a written quotation or estimate describing the proposed work and the expected price.

A quotation may include:

  • Description of the work
  • Materials included
  • Labour charges
  • Estimated completion time
  • Any additional agreed charges
  • Payment requirements

Unless otherwise stated, a quotation is based on the information available to us at the time it is prepared.

2.2 Additional Work

If additional work becomes necessary because of circumstances that could not reasonably have been identified before work began, we will explain the additional work and any additional cost to the customer before carrying it out where reasonably practicable.

We will not knowingly carry out substantial additional chargeable work without the customer's agreement, except where immediate action is reasonably necessary to prevent further damage or protect safety.

2.3 Changes to the Work

The customer may request changes to the agreed work.

We will inform the customer if a requested change affects:

  • The price
  • Materials
  • The estimated completion date
  • The scope of the work

Additional work will normally only be carried out once the customer has agreed to the revised arrangement.

2.4 Estimates

Where a price is described as an estimate rather than a fixed quotation, the final price may vary where the actual work or materials reasonably required differ from those originally anticipated.

3. Appointments, Access and Completion

3.1 Appointments

We will agree an appointment date and, where possible, an estimated arrival time with the customer.

Appointment times are estimates unless we have expressly agreed a fixed time in writing.

We will make reasonable efforts to arrive and complete the work within the agreed timeframe.

3.2 Delays

Sometimes circumstances outside our reasonable control may cause a delay.

These may include:

  • Severe weather
  • Traffic or transport disruption
  • Emergency situations
  • Supplier delays
  • Unexpected property conditions
  • Unsafe working conditions
  • Access problems
  • Events outside our reasonable control

If a significant delay occurs, we will inform the customer as soon as reasonably practicable.

3.3 Customer Access

The customer must provide reasonable and safe access to the property at the agreed time.

The customer should tell us before work begins about any known:

  • Hazards
  • Structural problems
  • Water leaks
  • Electrical problems
  • Asbestos or suspected asbestos
  • Dangerous materials
  • Security issues
  • Restrictions on access
  • Other circumstances that could affect the work

3.4 Unsafe Conditions

We may postpone, refuse or stop work where we reasonably believe that continuing would create an unacceptable health, safety or property risk.

Where reasonably possible, we will explain the reason to the customer and discuss an alternative arrangement.

3.5 Completion

We will make reasonable efforts to complete the agreed work within the estimated timeframe.

Where completion depends on circumstances outside our reasonable control, the completion date may need to change.

4. Customer Responsibilities

The customer agrees to:

  1. Provide accurate information about the property and requested work.
  2. Provide reasonable access to the areas where work is required.
  3. Remove or secure valuable, fragile or personal items where reasonably necessary.
  4. Inform us of known hazards or defects.
  5. Provide agreed utilities, such as reasonable access to electricity and water where required for the work.
  6. Obtain any permission that is the customer's responsibility, including landlord or property-management permission where applicable.
  7. Ensure that instructions given to us are accurate and lawful.
  8. Pay invoices and agreed charges in accordance with these Terms & Conditions.

4.1 Customer-Supplied Materials

Where the customer supplies materials, equipment or products for us to use, the customer is responsible for ensuring that they are suitable for the intended purpose unless we have expressly agreed otherwise.

We will take reasonable care when using customer-supplied materials.

We are not responsible for defects or failures caused by unsuitable or defective materials supplied by the customer.

4.2 Existing Damage

The customer should inform us of existing damage, defects or weaknesses that could affect the work.

We are not responsible for damage that existed before our work began or for problems caused by pre-existing defects, except where the law provides otherwise or the damage was caused by our negligence.

5. Payment Terms

5.1 Prices

The price for the agreed services will normally be stated in the quotation, estimate, booking confirmation or invoice.

Where VAT is applicable, the applicable VAT will be included or clearly identified in the price information provided to the customer.

5.2 Payment

Payment must be made using the payment method agreed with the customer.

Depending on the service, payment may be made by methods such as:

  • Bank transfer
  • Card payment
  • PayPal
  • Other payment methods made available by Brilliant Beacon Services

5.3 Deposits and Advance Payments

Where a deposit or advance payment is required, the amount and payment deadline will be communicated to the customer before the payment is taken.

Any deposit or advance payment will be treated in accordance with the applicable agreement and UK consumer law.

We will not describe a payment as automatically non-refundable where applicable consumer law gives the customer a right to a refund.

5.4 Invoices

Where an invoice is issued, it will state the amount payable and the payment deadline.

The customer should contact us promptly if they believe an invoice contains an error.

5.5 Late Payment

Where payment is overdue, we may contact the customer to request payment.

Where legally permitted, we may seek reasonable costs associated with recovering an overdue payment.

Nothing in this section gives Brilliant Beacon Services a right to impose charges that are prohibited by law or unfair under consumer-protection legislation.

6. Cancellation and Refunds

6.1 Customer Cancellation

Customers should contact Brilliant Beacon Services as soon as possible if they need to cancel or rearrange an appointment.

Where the customer cancels sufficiently in advance, we will normally seek to rearrange the appointment or provide any refund that is due under the agreement and applicable law.

6.2 Late Cancellation

Where a customer cancels shortly before an appointment, we may incur costs or lose an opportunity to undertake other work.

Where permitted by law, we may retain or charge a reasonable amount that reflects the loss or costs directly caused by the cancellation.

Any cancellation charge will be proportionate and will not be intended to operate as an unfair penalty.

6.3 Deposits

Where a deposit has been paid, whether any amount is retained following cancellation will depend on:

  • The terms agreed with the customer;
  • Work already carried out;
  • Materials or other costs reasonably incurred;
  • The timing and circumstances of the cancellation; and
  • Applicable consumer law.

We will not automatically retain the entire deposit where doing so would be unfair or contrary to the customer's legal rights.

6.4 Work Already Started

If a customer cancels after work has started, the customer may be required to pay for services already provided and reasonable costs that we are legally entitled to recover.

Any refund due will be calculated taking into account payments already made and any lawful amount due for work or costs already incurred.

6.5 14-Day Consumer Cancellation Rights

Where the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013 apply, a consumer may have a statutory right to cancel a distance or off-premises service contract within 14 days without giving a reason.

Where the customer asks us to begin providing services during the statutory cancellation period, we will obtain the appropriate request or confirmation where required.

If the customer subsequently exercises a statutory cancellation right after services have begun, any amount payable for services already supplied will be dealt with in accordance with applicable law.

Where a service has been fully performed after the customer's express request and the required acknowledgement, the statutory right to cancel may cease in accordance with applicable law.

6.6 Refunds

Where a refund is legally or contractually due, we will normally process it without undue delay and in accordance with applicable law.

Where applicable, refunds will normally be made using the original payment method unless another method has been agreed.

6.7 Our Cancellation

If we need to cancel or substantially rearrange an appointment, we will notify the customer as soon as reasonably practicable.

Where appropriate, we will offer an alternative appointment.

If we cancel a service and the customer is entitled to a refund, we will provide the refund in accordance with the applicable agreement and law.

6.8 Statutory Rights

Nothing in these Terms & Conditions limits or removes any statutory cancellation, refund or other consumer rights that apply to the customer.

Cancellation terms must be fair and transparent. Excessive cancellation charges or automatic loss of all advance payments may be unfair under consumer law.

7. Liability

7.1 Our Responsibility

Brilliant Beacon Services will provide our services with reasonable care and skill and in accordance with the agreement made with you.

Nothing in these Terms & Conditions is intended to limit or exclude any legal rights or remedies that you have under applicable UK consumer law.

7.2 Damage Caused During Our Work

We will take reasonable care to protect your property while carrying out our services.

If we cause damage to your property through our negligence or failure to take reasonable care, we will take appropriate steps to put the matter right or compensate you where we are legally responsible.

7.3 Existing Damage and Customer-Provided Information

We are not responsible for damage, defects or problems that existed before we started the work, or for damage resulting from information, instructions, materials or equipment supplied by you, where we could not reasonably have identified or prevented the problem.

7.4 Access and Preparation

You are responsible for providing safe and reasonable access to the property and for informing us of any known hazards, defects, restrictions or circumstances that could affect the work.

If the property is not reasonably accessible or safe, we may need to postpone or stop the work until the issue has been resolved.

7.5 Third-Party Property and Services

Where our work depends on materials, equipment, systems or services supplied by another person or business, we will take reasonable care in using or working with them.

We will not be responsible for defects or failures that were not caused by our actions or failure to exercise reasonable care.

7.6 Limits on Liability

To the extent permitted by law, we will not be responsible for losses that were not reasonably foreseeable when the contract was made or for losses caused by circumstances outside our reasonable control.

Nothing in these Terms & Conditions excludes or limits our liability for death or personal injury caused by our negligence, fraud or fraudulent misrepresentation, or any other liability that cannot legally be excluded or limited.

7.7 Consumer Rights

Nothing in these Terms & Conditions affects your statutory rights under applicable consumer protection law.

In particular, where the Consumer Rights Act 2015 applies, you retain your legal rights concerning services that are not provided with reasonable care and skill, do not conform to the contract, or are not provided within the agreed or legally required timeframe.

7.8 Insurance

Where applicable, Brilliant Beacon Services will maintain appropriate business insurance for the services we provide.

Details of our insurance cover may be provided upon reasonable request, subject to the terms and conditions of the relevant insurance policy.

7.9 Claims and Complaints

If you believe that our services have caused damage or have not been carried out as agreed, please contact us as soon as reasonably possible with details of the issue and, where appropriate, photographs or other supporting information.

We will investigate the matter and seek to resolve it fairly and promptly.

7.10 Legal Rights

Nothing in these Terms & Conditions prevents you from exercising any legal rights available to you under applicable UK law.

8. Complaints

We aim to provide a professional and reliable service.

If you are dissatisfied with our service, please contact us as soon as possible.

When contacting us, please provide:

  • Your name
  • The property address
  • The date of the service
  • A description of the problem
  • Photographs or other evidence where relevant
  • Your preferred resolution

We will review the complaint and respond within a reasonable period.

Where appropriate, we may offer to:

  • Correct defective work;
  • Revisit the property;
  • Provide another appropriate remedy; or
  • Provide a refund or partial refund where legally or contractually appropriate.

Nothing in our complaints procedure removes your statutory rights.

9. Materials and Waste

Where materials are included in the quotation, we will use reasonable efforts to use suitable materials for the agreed work.

Where the customer has requested a particular material, colour, finish or product, the customer is responsible for confirming that the selection is suitable where we have advised them of any relevant limitations.

Unless otherwise agreed, reasonable waste created by our work will be handled appropriately.

Additional disposal or specialist waste-management costs may be chargeable where these were not reasonably foreseeable when the quotation was prepared.

10. Colours, Finishes and Existing Surfaces

For painting and decorating work, the final appearance may be affected by:

  • Existing surface condition
  • Previous colours
  • Surface preparation
  • Lighting
  • Existing stains
  • Damp or moisture
  • Different paint batches
  • Customer-selected products

We will carry out reasonable preparation appropriate to the agreed service.

Where the customer chooses a colour, product or finish, the customer is responsible for confirming the final choice unless we have expressly agreed to provide that advice as part of the service.

We cannot guarantee that a new finish will completely conceal underlying structural or surface defects that were not included in the agreed preparation work.

11. Health and Safety

We take reasonable steps to carry out our work safely.

We may stop or refuse work if we reasonably believe that conditions are unsafe.

Examples include:

  • Dangerous electrical conditions
  • Serious structural instability
  • Unsafe access
  • Hazardous substances
  • Suspected asbestos
  • Severe water damage
  • Other significant health and safety risks

Where specialist work is required, we may recommend that the customer contacts an appropriately qualified professional.

12. Circumstances Outside Our Reasonable Control

We will not be responsible for delays caused by circumstances outside our reasonable control.

Such circumstances may include:

  • Extreme weather
  • Flooding
  • Fire
  • Major transport disruption
  • Supplier failure
  • Utility failures
  • Government restrictions
  • Serious illness or emergency
  • Natural disasters
  • Other events that could not reasonably have been prevented

We will make reasonable efforts to minimise the effect of such circumstances and resume the service when reasonably possible.

13. Privacy and Personal Information

We will handle customer personal information in accordance with our Privacy Policy and applicable data-protection law.

Customer information may be used where necessary to:

  • Process bookings
  • Provide quotations
  • Deliver services
  • Process payments
  • Communicate with customers
  • Handle complaints
  • Maintain appropriate business records

14. Website and Online Bookings

Information displayed on our website is provided to help customers understand our services.

Descriptions, photographs and examples may not represent the exact result possible at every property because properties, surfaces, materials and working conditions differ.

A website enquiry does not necessarily create a contract.

A contract will normally be formed when the customer accepts our quotation, booking confirmation or other agreed terms.

Where a contract is made online, by telephone or otherwise at a distance, any applicable legal requirements relating to consumer information and cancellation rights will apply.

15. Changes to These Terms

We may update these Terms & Conditions from time to time.

The version applicable to a particular service will normally be the version that was provided to or agreed with the customer when the contract was entered into, unless a change is required by law or otherwise agreed with the customer.

The latest version will be made available on our website.

16. Governing Law

These Terms & Conditions are governed by the law applicable in the relevant part of the United Kingdom.

Where the customer is a consumer, nothing in these Terms & Conditions removes any mandatory legal rights or protections that apply to them.

Where applicable, disputes may be dealt with by the courts having appropriate jurisdiction.

17. Severability

If any provision of these Terms & Conditions is found to be unlawful, invalid or unenforceable, that provision will be treated as modified or removed to the minimum extent necessary.

The remaining provisions will continue to apply.

18. Entire Agreement

The quotation, booking confirmation, agreed scope of work and these Terms & Conditions form the basis of the agreement between Brilliant Beacon Services and the customer.

Nothing in these Terms & Conditions prevents the parties from agreeing additional written terms for a particular project.

19. Website Use and Intellectual Property

This website is provided for information about Brilliant Beacon Services and to allow visitors to make enquiries, request quotes, and — where enabled — make payments. You agree to use this website lawfully and not to misuse the contact form, chatbot, or payment features.

The Brilliant Beacon Services name, logo, and website content are the property of Brilliant Beacon Services unless otherwise stated, and may not be copied or reused without permission.

We aim to keep this website available, but do not guarantee uninterrupted access and are not liable for temporary unavailability.
